The Traditional Route (When It Works)

Conventional and FHA loans typically use two years of tax returns and calculate income after write-offs. If your net income is strong, great—this path can be cost-effective.

Flexible Options Built for Entrepreneurs (Non-QM)

Bank Statement Loans

  • Uses 12–24 months of business or personal bank statements to document cash flow.

  • Lender applies an expense factor to estimate income (varies by business type).

  • No tax returns required for income calculation.

P&L (Profit & Loss) Loans

  • Income is documented using a CPA-prepared or CPA-signed P&L (often paired with business bank statements).
